What to expect as you are waiting to schedule your first showing

+ Tips for future renters

Priority Wait List Applicants:

  • For those who submitted a priority application, a leasing agent will be in touch with you in the order that your application was received. Please be patient during this time and know that calling in to confirm your spot will delay the time it takes for us to get your showing scheduled.
  • During peak leasing season (Nov 1 - March 1), the list of available properties will not be 100% reflective of what is available. The properties available will be updated daily as leasing agents receive commitments from new residents.   Pay special attention to properties marked as 'lease pending' that are likely no longer available.


If you are interested in one of our available rentals:

  • Send an email to rentals@townside.com.  This is the best way for you to get in touch with us to be next in line to see a property you are interested in!  Emails/calls are followed up with in the order they are received.  During peak leasing season (Nov. 1 - March 1) it can take a few days to a few weeks for a leasing agent to get to your spot in line and follow up.
  • Please include the following info:
  •    Name / Phone # (text ok?) / Email
  •    Number of bedrooms you are looking for / Unit Type (townhome/condo/house) - any preferred developments?
  •    Are you a student?  (Undergrad or Grad?)
  •    Do you have pets?  How many? / Sizes? / Types?
  •    Approx. date you would like your lease to begin


What to expect while waiting for a call back about a future rental:

  • Applicants on our priority wait list will be contacted first about available properties (priority wait list is closed for new applicants on 11/1).    This process can take several weeks so please anticipate it taking time for a leasing agent to get back to you if you express interest in a rental between Nov. 1 - Dec. 1.
  • After all priority applicants have been contacted, future renters will be contacted by a leasing agent in the order that calls and emails have come in. 
  • With many future residents in line to be contacted, this process can take several weeks. We have multiple leasing agents working through the list so that we can serve you as quickly as possible.
  • Once you have submitted your information over the phone or email, PLEASE DO NOT call/email the office to get an update of when you might be contacted or submit your info multiple times. This only slows down the process making it take longer for a leasing agent to be in touch to set up a showing for the properties you might be interested in.  For this reason, office staff are unable to tell you how many applicants are in front of you in line - sorry for any inconvenience!


Tips for future renters:

  • Take a look at our website ahead of time to get an idea of what properties we have available. You can see available rentals by clicking here. Please note this list is updated daily and any property marked ‘pending lease’ is likely unavailable.
  • Know your budget for what you can afford.
  • Take note of what properties might allow or not allow pets.
  • Applicants will need a credit score of 650 or higher and income of 3x monthly rental rate to qualify. Without this, you will be required to apply with a guarantor who is a person that signs the lease with you that meets the credit score qualification.
  • You will be required to have renters’ insurance before moving into a new rental. You can typically start a renters insurance policy with the same company you have your auto insurance with.
  • Click here to find your utility providers who you will want to call and start service with as of your lease start date to prevent any time in the unit without utilities that could cause damage to systems you would be responsible for.
